
Class A Plumbing Repair With Zero Tenant Disruption
During annual hydro-jetting and camera inspection performed by GreenTeam, our team discovered a broken sanitary line at an occupied Class A office property managed by Cushman & Wakefield.
The line had not yet failed. The inspection gave the property management team the opportunity to address the problem proactively rather than wait for an emergency. GreenTeam was then brought in to replace the damaged line.
That created a different kind of challenge: How do you perform major plumbing work in an occupied Class A office building without making the plumbing project everyone else’s problem?
The Challenge
The sanitary line needed to be replaced, but getting the work done meant operating through a high-end lobby with marble floors and finishes.
For the property management team, protecting those finishes wasn’t secondary to the plumbing work. Neither was protecting the tenant experience.
Equipment and materials would need to move through the building. Crews would be working in occupied space. The project needed to be executed without damage, unnecessary disruption or surprises for property management.
The GreenTeam Response
Before the repair began, GreenTeam protected the property.
GreenTeam covered the floors along the work path. We protected walls, corners and finished surfaces around the work area. A controlled route was established between the interior work area and the exterior staging area. Only then did the plumbing work begin.
The GreenTeam crew replaced the damaged sanitary line while the property remained operational, documenting progress with photos and video and keeping property management informed throughout the project. The objective wasn’t simply to complete the repair. It was to complete it without compromising the property around it.
The Outcome
The sanitary line was replaced before it could become an emergency.
The marble and surrounding finishes were protected. The building remained operational. Property management received consistent communication and documentation throughout the work.
And perhaps the best measure of how the project was executed: Zero tenant complaints.
